Best Property Management Software for Dubai Landlords in 2026: A Comparison by Portfolio Type

A 2026 comparison of property management software for Dubai landlords, from owner-focused apps to agency and enterprise platforms, with published pricing and a clear fit for each type of portfolio. It helps individual owners, overseas investors and small portfolio holders choose without paying for agency-grade complexity they do not need.

A property owner at a desk reviewing a tablet that shows a simple dashboard of a few Dubai apartments, with a printed tenancy contract, a title deed folder and a phone beside it, and the Dubai skyline visible through the window; calm, organised, professional mood.

Best Property Management Software for Dubai Landlords in 2026: A Comparison by Portfolio Type

Choosing the right property management software for landlords in Dubai depends heavily on how many properties you own and how you manage them. A landlord with one apartment in Dubai Marina, an overseas owner with four units across two emirates, and a licensed agency running 2,000 units all need a property management tool — but not the same one.

This guide compares some of the main landlord platforms in Dubai for 2026, grouped by the type of owner or operator each one is best suited to. It covers owner-focused tools, agency-grade systems and enterprise platforms, with vendor-published pricing included where available. Where pricing requires a demo or custom quote, that is noted separately.

Disclosure: OwnersVue is our own platform. Competitor features, positioning and pricing in this article are summarised from the linked vendor sources. Pricing and product capabilities can change, so confirm current details with the vendor before making a purchase decision.

Which property management software is best for landlords in Dubai?

There is no single best option because the platforms above solve different problems.

For an individual Dubai landlord or a small portfolio owner, a lightweight, owner-focused tool such as OwnersVue is designed around organising properties, tenancy contracts, documents, expenses, maintenance and renewal dates in one place without agency-grade complexity.

Keyper suits owners who also want a Dubai company to handle services such as rent collection and tenant placement. Landlord Studio is a stronger fit where bookkeeping is the main pain point.

Licensed property managers and small agencies are better matched to platforms such as HappyTenant, PropSpace Manager or Elate, which are built around broader operational workflows such as tenant portals, work orders, leasing and agency reporting.

Yardi and MRI Software sit at the enterprise end of the market, serving large developers, institutional owners and operators with complex portfolios. They are typically sold through demos and implementation projects rather than a simple self-service sign-up.

The useful question is therefore not simply which platform has the most features? It is which platform is designed around the way you actually own or manage property?

What should a landlord platform in Dubai include?

A good property management tool for landlords in Dubai should fit around the local rental process rather than force owners into workflows designed for another market. The Dubai rental process has a few fixed points that any tool should fit around rather than ignore.

Every tenancy contract must be registered with RERA under Article 4 of Law No. 26 of 2007, as amended by Law No. 33 of 2008 (Dubai Government Legal Affairs Department).

In practice, that means an Ejari registration, which the Dubai Land Department offers through the Dubai REST app, the Ejari system and Real Estate Trustee centres. The DLD lists a total of AED 177.75 via the app and AED 220 at a trustee centre for a registration (Dubai Land Department).

Direct access to the Ejari system for management contracts is reserved for companies licensed for tenancy-related real estate activities (Dubai Land Department).

Software does not change that regulatory structure. If a product advertises "Ejari integration," check exactly what that means in practice: whether the vendor handles registration through an authorised workflow, whether the software records an Ejari registration completed elsewhere, or whether it simply stores the certificate. Those are different capabilities and should not be treated as interchangeable.

OwnersVue is an example of the latter approach. It is not directly connected to the Ejari registration system, but owners can upload their tenancy or Ejari documents, have the information analysed, and keep the relevant records attached to the property. Because these documents follow a relatively consistent structure, useful details such as tenant information, contract dates and renewal deadlines can be captured and kept alongside the property record.

That can still be valuable over the long term. The important part for many owners is not only completing the registration once, but being able to find the contract later, know who the current tenant is, see when the tenancy expires and avoid missing the next notice or renewal window.

OwnersVue tenancy management showing contract dates, 90-day notice period, property details and Ejari records for a Dubai rental property.

OwnersVue keeps tenancy details, important notice dates and Ejari documents connected to the property record.

One reason those contract dates matter is Dubai’s 90-day notice rule.

Under Article 14, unless the parties agree otherwise, either side must give at least 90 days’ notice before the tenancy expires if they want to change a contract term at renewal. That includes a landlord proposing a rent increase or a tenant asking for a reduction (Dubai Government Legal Affairs Department).

For an owner managing the property from abroad, that makes the tenancy end date more than just a record. Missing the notice window can mean losing the opportunity to change the contract terms for the next renewal period, which is why having the expiry date and notice period visible in one place can be so useful.

Platform reviews

OwnersVue: best for individual Dubai landlords and small portfolios

OwnersVue is built around the owner's perspective rather than a management company's. It is aimed at individual property owners in Dubai and the UAE who want one organised view of their properties, tenancy contracts, documents, expenses, maintenance and upcoming dates such as renewals, plus a clear picture of how each property is performing.

Pricing is tiered by the number of properties included in each plan: the Starter plan is free for one property, Basic is $10 per month for up to five properties and Premium is $25 per month for up to 20. All plans start free without a credit card (OwnersVue).

Best for: owners with one to twenty properties, including overseas owners who want visibility without running an enterprise property-management system.

Limitations: OwnersVue is not positioned as enterprise agency or owners-association software. Management businesses that need deep multi-client accounting, complex owner-statement workflows, large-team operations or enterprise integrations may be better served by the agency-focused platforms below.

Keyper: best for landlords who want rent-collection services bundled in

Keyper is a Dubai proptech whose core business is "Rent Now, Pay Monthly": tenants split annual rent into 12 instalments by card or direct debit while the owner is paid upfront (Keyper).

Around that service, Keyper describes its property management app as free for Dubai landlords and agencies, with rent collection and advance payment, tenant screening and placement, maintenance tracking, document management, analytics and Ejari registration from a single dashboard (Keyper).

Best for: owners who want the software and rent-collection or tenant-placement services together.

Limitations: the app is closely tied to Keyper's broader service offering. Owners who mainly want a standalone property record and management tool may prefer a product that is not built around those services.

Landlord Studio: best for accounting and financial tracking

Landlord Studio is a bookkeeping-first app for self-managing landlords. The Go plan is free for up to three units, Pro is $12 per month and Pro Plus $28 per month, with the paid plans covering three units and charging $1 per additional unit (Landlord Studio).

The currency can be changed in settings, but the app supports only one currency per account, and unavailable currencies must be requested from support (Landlord Studio).

Best for: landlords whose main need is clean income and expense records for their own reporting.

Limitations: the product is not Dubai-specific. Ejari, service charges and Dubai-specific renewal deadlines are workflows the owner needs to track separately.

HappyTenant: best for small property managers and multi-site operators

HappyTenant targets property managers, owners and operators across residential, commercial and warehouse portfolios, with lease management including e-signatures and renewal automation, payment collection, maintenance routing, multilingual tenant and landlord portals and financial reporting (HappyTenant).

HappyTenant's own site also positions the product for vacation-home operators with add-ons for facility booking, contracts and channel management, and lists numerous UAE real-estate companies as clients. Those claims come from the vendor's own marketing rather than independent confirmation.

The vendor does not publish pricing and directs prospects to a demo; Capterra's listing shows a starting price of $49 on a pay-as-you-go, per-unit basis (Capterra).

Best for: licensed managers running units for several owners, or operators mixing long-term and holiday-home stock.

Limitations: the operational depth that suits an agency is more than most single-property owners need.

PropSpace Manager: best for Dubai agencies that want a local vendor

PropSpace, based in DIFC, positions Manager for both private landlords and professional management companies, with contract tracking and automated renewal reminders, statements of accounts, work orders and separate portals for managers, tenants and landlords (PropSpace).

PropSpace publishes pricing through a calculator on its site: Property Management is AED 11 per unit per month, while Broker access is AED 220 per user per month. Every plan carries a minimum subscription of AED 500 per month, with no setup fees and a 12-month minimum term. Prepayment discounts of 10% for one year or 25% for two years are available, and pricing above 50 users or 500 units moves to a custom quote (PropSpace).

Best for: small and mid-sized Dubai agencies that also use PropSpace's brokerage CRM.

Limitations: the AED 500/month minimum subscription and manager-first design make it a heavier, more expensive choice for a single-property owner than the lightweight tools above.

Elate: best for UAE agencies wanting an implementation partner

Elate describes itself as serving real estate companies, property managers, landlords and brokers in Dubai, Abu Dhabi and Sharjah, with lease and tenant management, work orders and inspections, online rent collection, reporting and role-based logins for managers, tenants, owners and staff. These claims come from the vendor's own site rather than an independent listing.

There is no published pricing; the route in is a free consultation or demo (Elate).

Best for: agencies that want local support and a vendor-led setup.

Limitations: the scope and implementation model are more than most single owners need.

Yardi: best for large developers and property management companies

Yardi has run a Dubai office since 2013 as a regional hub for business development, consulting and support (Yardi).

Its UAE customer base illustrates the scale it operates at: according to Yardi's own case study, SBK Real Estate uses the Yardi Residential Suite to manage more than 22,600 units across Dubai, Sharjah and Ajman, including automated Ejari registration at over 600 registrations per month (Yardi).

Best for: large operators managing complex portfolios, including organisations with thousands of units, in-house teams and formal procurement processes.

Limitations: enterprise licensing, implementation and training are out of proportion for a typical private landlord.

MRI Software: best for institutional and multi-country portfolios

MRI markets Horizon in the UAE to enterprise-level property investors, owners and agents, with property accounting, service-charge management, leasing workflows, dashboards and multi-country, multilingual and multi-currency operation, supported from an office in Dubai Media City. Pricing is not published (MRI Software).

Best for: funds and institutional owners reporting across markets.

Limitations: as with Yardi, this is procurement-grade software rather than a lightweight landlord tool.

Can Dubai landlords use Buildium or other US landlord software?

You can sign up, but the fit is limited for Dubai-specific workflows.

Buildium states that it serves property management companies across the U.S. and Canada, and its headline features include ACH rent payments, 1099 e-filing and US credit, criminal and eviction screening reports (Buildium). Those features are designed around North American rental and tax workflows rather than a Dubai tenancy.

Its plans start at $62 per month for Essential, $192 for Growth and $400 for Premium (Buildium), pricing aimed primarily at a management business rather than a private owner.

The same issue can appear with other US-built landlord tools: core accounting or document features may still be useful internationally, but compliance, payments and tenant-screening layers are often designed for a different legal and financial system.

Self-managed holiday home or small holiday-home agencyOwnersVueThe lightweight PMS adds booking calendars, reservation visibility and operational tracking without the complexity of a full agency-grade PMS, while keeping property documents, financials and maintenance connected to the asset.
Professional property manager or small agencyHappyTenant, PropSpace Manager or ElateBetter suited to broader operational workflows, multiple clients, tenant portals, work orders and agency processes.
Large or complex operatorYardi or MRI SoftwareBuilt for enterprise-scale portfolios, formal implementations and more complex operational requirements.
Multi-country or institutional portfolioMRI SoftwareDesigned for enterprise reporting, multi-country operations and multi-currency environments.

A reasonable test before committing is to put one real property into the free tier or trial, upload the title deed, tenancy contract and Ejari certificate, record the contract expiry, and see whether the 90-day notice date is obvious when you log in a week later.

If the product makes the information you care about difficult to find with one property, it is unlikely to become easier as the portfolio grows.

If your properties currently live across a spreadsheet, an email folder and a WhatsApp thread with your property manager, that is the problem OwnersVue is built to solve. As an owner-focused property management platform for landlords in Dubai and the UAE, it brings documents, financials and important dates together in one place. You can start with a single property for free.
